Here at RARE Construction our Whole House Remodel in the Country Club Heights neighborhood of Kansas City is progressing quickly. The new rooms are framed in and the sheetrock and trim are installed.  We are ready to move on to paint and tile.  As you see in the pictures below, the new kitchen space is fabulous.  The wall is open to the dining room.  The second set of stairs are enclosed to the 2nd floor, and the basement access is relocated to the living room.  These crucial space modifications provided for a generous and efficient work triangle.  The work triangle, as set by NKBA (National Kitchen & Bath Association) standards details the minimum and maximum distance from the major workstations including the sink, cook top and refrigerator, hence a triangle.  Your optimum distance to have to walk from one to another without obstacle being a 4’-0” minimum and 9’-0” maximum provides the most advantageous work center for the hub of the home.  More on the layout once cabinets are in . . .

The second floor of the home is a buzz with work being accomplished. The sleeping porch is now three separate rooms.  A center commode and shower room anchors the vanity space on each end.  To provide the best privacy and ease of traffic flow we chose to utilize a thumb turn locking pocket door for access from the guest bedroom vanity and a standard in-swing door from their daughters vanity area.  The updated layout, of what used to be the only full bath in the home, has become the Master Bathroom with exclusive access from the Master Bedroom.  Privacy for the owners is always an important update given the opportunity to accomplish it.  This compact Master Bath has all the necessities without having to move a wall.  The corner toilet made it feasible.  A last minute addition, the half bath on the first floor also received new sheetrock and soon a fresh coat of paint.  Can’t wait to show you pictures when the paint is finished, look for them next week.

RARE Construction is currently working on a Whole House Remodel in the secluded Country Club Heights neighborhood, of Kansas City.  A young couple with their baby girl hopes to move into their newly remodeled home by Thanksgiving.  Updating and re-purposing the kitchen, bathroom and sleeping porch, this 1919 Prairies Style two story home will meet the needs of this growing family for years.  The new floor plan boasts of a new back entry mud and laundry room, open kitchen and dining room, a master suite bathroom and new Jack N Jill style bath for the kiddos.  Sheetrock is almost complete, so look for product and finish updates and pictures to come.

To begin this remodel, we met with the clients and discussed their existing floor plan dilemmas, made suggestions on how to remedy and formulated a plan that met their needs and their budget.  So far, we have; replicated and installed new vinyl double hung windows that mimic their unique Prairie Style grid pattern . . . the first one like this we have seen in the Brookside area.  We re-routed their basement stairs to allow for a more spacious kitchen and second floor bedroom layout.  We changed the entry location and space plan of the existing bathroom to create a master bath; and framed and plumbed an old sleeping porch to create a new Jack N Jill bath.  Each update will increase the value of the home; originally built for an estimated $4,000, but most important makes it more functional for the modern family.

Everything we accomplish at RARE Construction takes a TEAM effort.  So… When we decided to write a blog, we thought we would get the whole construction/management team involved.

The entire team will be reporting on the trials and tribulations of the design build world of remodeling and building custom homes in Kansas City. Rose and Sheila will bring you the latest design news; and,  thoughts on how to solve problems in your home- from organizing for kids to picking a paint color.  Rae and Paul will be sharing their construction experience. They will comment on everything from the problems they solve everyday on the job, to reporting on cool new tools.  We will also have occasional reports from Melanie.  She is our Office Manager, Safety Instructor, Number Cruncher and Den Mother.  You can expect comments ranging from the latest tax rebates available to her best cookie recipes.

Feel free to comment or ask questions and we will be happy to share them with our audience and give you answers from our combined years of experience and expertise.
